I found that these design principles can increase residences’ quality of life not just during a pandemic scenario, and I advocated for their implementation in future social housing projects. This relied on three major concepts, each emphasizing site ecology and building sustainability: increasing outdoor space by limiting the building’s footprint, limiting the size of congregation spaces while increasing unit sizes, and designing modular units so each resident receives the same living amenities. My proposal for an affordable low-income/student residence at Sussex & Spadina directly addressed these problems by offering a model for social housing that can accommodate social distancing while providing ample light and space within units to facilitate quarantining and working from home. Citing lack of green space, reduced access to the building’s amenities over virus transmission concerns, and cramped living quarters, many high-rise residents have been seeking alternative housing arrangements, but face barriers such as cost and proximity to the downtown. PRACTICAL: The COVID-19 pandemic has revealed major flaws in the high-rise model of social housing adopted in many cities, including Toronto.
